Denis Petrovcic: Before we dive into the projects, can you tell our community a bit about yourself and how you came to focus on social housing and tokenization?

Emmanuel Paul: Certainly. My journey began in Silicon Valley as a computer engineer. I transitioned to finance after moving to Canada 21 years ago, where I became a designated accountant in Ontario and British Columbia. Over the years, I’ve been involved in management consulting, capital markets, and private equity. My passion for creating impact led me to social housing. Since 2012, I’ve been building homes globally, leveraging innovative Canadian construction technologies. Tokenization emerged as a solution to overcome the biggest challenge in social housing—raising capital efficiently.

The Spark of Tokenization

Denis Petrovcic: That’s a compelling journey. When did the idea of tokenizing assets like real estate first resonate with you?

Emmanuel Paul: My interest started around 2016 when I collaborated with an exchange in Dubai exploring tokenized assets. At that time, the infrastructure wasn’t mature enough—custodial wallets, regulatory frameworks, and reliable tech stacks were missing. However, the concept intrigued me, and I stayed connected to the developments in blockchain. Now, with platforms like Blocksquare, the timing and tools are right for scalable tokenized solutions.

Challenges in Social Housing

Denis Petrovcic: Social housing faces unique challenges. Could you elaborate on why raising funds for social housing is so difficult and how tokenization could change that?

Emmanuel Paul: Social housing has evolved. Today, it includes not only low-income families but also seniors, students, immigrants, and people with disabilities. In Canada, the need is critical—3.5 million units by 2030. Real estate is expensive here, and traditional investors focus on high-return luxury projects. Tokenization allows smaller, diverse investors to participate, bringing liquidity and democratizing funding. This system can create steady, predictable cash flows with lower tenant turnover, making it an attractive investment.

Addressing Housing Gaps and Community Impact

Denis Petrovcic: Beyond funding, are there systemic gaps in Canada’s housing market? How does tokenization factor into addressing them?

Emmanuel Paul: Absolutely. There are significant shortages in senior and student housing, as well as disability housing. The government’s efforts are fragmented, and public-private partnerships lack efficiency. By tokenizing assets, we create a streamlined mechanism for capital flow. For example, affordable housing projects in smaller towns, which traditionally struggle to attract investors, become viable because tokenization removes geographical biases in funding.

Expanding Beyond Big Cities

Denis Petrovcic: Do you think tokenization can redirect investments toward smaller cities, rather than just focusing on major urban centers?

Emmanuel Paul: Yes. The key is building opportunities in smaller cities—creating tech and manufacturing hubs with schools and hospitals. Tokenization can efficiently deploy capital to these regions, bypassing the traditional red tape. This creates sustainable communities with affordable living, jobs, and infrastructure, reducing the reliance on big cities like Toronto or Vancouver.

Roadmap and Goals for SORS Capital

Denis Petrovcic: What’s next for SORS Capital? What’s your roadmap post-launch?

Emmanuel Paul: Our first tokenized project is Central Town Apartments in London, Ontario. Operational since 2012, it’s a senior housing project supported by three levels of government. This existing cash-flowing asset reduces investor risk while funding future developments. Our focus is scaling this model with a $25 million target in the first year, growing through stable, high-quality projects.
